The numbers

For the month ending August 2026: Bremerton $580,591 at 33 days, up 1.2% and one day faster than last year. Olympia $524,878 at 42 days, up 0.3% but ten days slower. Shelton $451,731 at 56 days, up 0.3% and fourteen days slower.

Bremerton is the fastest market in Washington. Shelton, less than an hour away, is slower than the national benchmark and deteriorating quickly. Olympia sits between them and is moving in Shelton's direction.

Why the regional average misleads here

Averaging 33, 42 and 56 days produces a number that describes none of these markets. For a plan that depends on when the departing home converts to cash, the difference between a five-week Bremerton sale and an eight-week Shelton sale is the difference between structures.

It also matters which direction each is heading. Bremerton improved slightly. Olympia and Shelton both got materially slower in a single year. A Thurston or Mason County plan sized against 2025 experience is wrong by a week and a half to two weeks.

Where these prices sit against the excise brackets

This is where the South Sound gets interesting, because the region straddles the first excise threshold.

Washington taxes the portion of the selling price at or below $525,000 at 1.10% and the portion above at 1.28%, through December 31, 2026. A typical Shelton sale at $451,731 sits entirely in the first bracket. A typical Olympia sale at $524,878 sits almost exactly at the threshold. A typical Bremerton sale at $580,591 crosses it, with about $55,591 taxed at the higher rate.

The practical amounts are modest at these values, but they compound with price, and from January 1, 2027 the threshold moves to $551,000, which would pull a typical Bremerton sale back closer to the lower bracket. Detail on the excise tax page.

The county line that changes the loan limit

Pierce County is one of Washington's three elevated-limit counties at $1,063,750, alongside King and Snohomish. Thurston, Kitsap and Mason counties all use the $832,750 baseline.

So a buyer shopping across the Pierce and Thurston line, which many South Sound buyers do, may be comparing different conforming capacity on similar houses. Establish the county before the price range. See the jumbo page.

What tends to work here

In Bremerton, at 33 days, carrying both payments is realistic for a large share of households and the overlap is genuinely short.

In Olympia and especially Shelton, where the timelines lengthened sharply, structures with a lower monthly carrying obligation fit better, and renting the departing home is worth modelling.
